What Burbank Homeowners Should Know About Their Water Heater

Burbank is served by LADWP, drawing from the Los Angeles Aqueduct, local groundwater, and MWD imports. LADWP’s published data puts the San Fernando Valley average at approximately 147 mg/L hardness — in the hard water range. That mineral content gradually deposits inside your water heater tank and on the heating element, which is why regular maintenance makes a real difference here.

Burbank homes cover a wide range. Older flatlands neighborhoods south of Alameda have postwar ranches and craftsmans with water heaters often in indoor closets or tight utility rooms — the kinds of spaces our technicians navigate regularly. Hillside areas near DeBell Golf Course and the Castaway neighborhood, and newer developments closer to the studios, tend toward garage installs. We come prepared for whatever the access situation looks like and aim to complete every job in a single visit.

Burbank also has a significant commercial and entertainment district. We’ve done work near Disney, Warner Bros., and throughout Toluca Lake for over 20 years. We serve both residential and commercial customers throughout the city with 24/7 availability and no after-hours premium.

  • Hard water, approximately 147 mg/L (LADWP, San Fernando Valley average)
  • Mix of older indoor utility room installs and garage installs
  • Residential and commercial service, including entertainment industry properties

Dustin was very professional. He was very knowledgeable and cleaned up after he replaced our old water heater. This company does not try to sell you things you don’t need and good honest pricing. Thank your such nice work. I highly recommend them.

Joey showed up exactly as promised and was friendly and professional from the start. He explained very clearly the issues and potential issues with all of the options for repair and maintenance. I asked for a quote to replace the unit and he gave me one, and said that the work would still be completed that same day (in just a couple hours even). He did exactly as he promised and seemed very happy to be of service. If everyone at Payless performs their work with the same enthusiasm and precision as he did then they truly have themselves an outstanding company. I would not hesitate to recommend them to anyone, and my whole family enjoyed hot showers soon after he left for the day.

Fantastic work. Plumbers spent two weeks not solving the problem with intermittent/no hot water. In addition to the $3908 that we paid out, they recommended an additional $11,149 in additional work including replacing the heater. I asked the tech "Can we try to open it up, flush, clean?" Instead they recommended a new tankless heater. David fixed the problem in a morning, and the water runs better than it ever has.

Very professional. Responding quickly set up appointment Spencer arrived on time and explained in detail my options and prices. My water heater was not up to code so he had to do some additional work so it was up to code he gave an estimate which was approximately the same price as another bid he he said he could do the work that day so I went with his bid because of his detail explanation and professionalism

My first phone contact was with Donovan regarding my Noritz water heater. The home is a rental and my tenant had no hot water. The call was on a Saturday of Memorial weekend. My interest was initially to simply buy the igniter as I had talked with Noritz and did a diagnostic over the phone. Donovan explained that they would provide a complete service call to confirm everything and they could install the part the next day, Sunday. Since my Noritz heater is over 18 years old it needed to be power flushed out. Payless technician Spencer E. Arrived as scheduled and he explained the process before starting, which I accepted. Spencer completed the service, flushed out the system, installed the igniter and I was billed for the quoted agreed amount. I now know to have scheduled flushing service to insure the heater continues to work properly, especially since it has exceeded the units expected life. Hopefully, I can get a few more years or more with proper service. I especially am thankful for the prompt scheduling and competent technician. My tenant is happy too!

Same day service on the day I request the appointment. Originally scheduled install for the following day, Sunday. They had an opening later on Saturday, so I took it. Arrived 40 minutes early and completed install in quickly. Work area left clean. I would highly recommend Payless Water Heater. The previous water heater we had installed over 20 years ago, by Payless.

We Service All Makes and Models

If you’re in Burbank and need water heater repair, we’re the team to call. We service all major brands, including Bradford White, Noritz, Rinnai, Navien, Rheem, Ruud, A.O. Smith, Bosch, and more. Our local technicians diagnose issues quickly and aim to restore your hot water fast, with repair-first recommendations whenever it’s safe and cost-effective to do so.

We work on every type of water heater, including tankless, gas, traditional storage tank, electric, heat pump, commercial, and solar.

  • For tankless units, we handle descaling, error codes, and flow sensor issues.
  • For gas heaters, we fix pilot lights, thermocouples, burners, and gas control valves.
  • For traditional tanks, we address leaks, anode rods, thermostats, and sediment flushing.
  • For electric models, we replace heating elements and thermostats.
  • For commercial systems, we prioritize uptime and code compliance.

You get a clear diagnosis, upfront options, and work done to manufacturer specs and local code. If a replacement makes more sense than a repair, we’ll explain why — honestly.

Signs You Need Water Heater Repair in Burbank

If you’re seeing any of these, don’t wait. A small problem today is almost always a bigger, more expensive one next month.

  • No Hot Water: Could be a tripped breaker or a pilot light that went out, or it could signal a more serious breakdown.
  • Not Enough Hot Water: Sediment buildup in a tank can limit hot water supply. In Burbank’s hard water, scale accumulates on heating elements over time — especially in tanks that have never been flushed.
  • Inconsistent Water Temperature: Fluctuating temps usually point to a thermostat or heating element issue.
  • Leaking Water Heater: Loose valves or connections, or corrosion that has gone too far. Either way, this needs same-day attention.
  • Poor Water Pressure: Sediment buildup can restrict flow and reduce pressure throughout the house.
  • Strange Noises: That banging, rumbling, or popping when your heater fires up is often sediment at the bottom of the tank. Regular flushing can help keep it under control.

Every Install Is Done to Code, Permits Included

Installing a water heater without a permit in Burbank can create real problems: failed inspections, insurance issues, and hidden safety risks. We pull permits, handle inspections, and make sure every install meets current California and local building codes. You don’t have to chase any of it.

We are Platinum Certified installers for Bradford White and factory-trained Noritz Tankless specialists — two of the most reliable brands in the business. Every install comes with our customer satisfaction guarantee.

Local Water Conditions and What They Mean for Your Water Heater

Burbank’s water comes from LADWP, which supplies the San Fernando Valley from a blend of Los Angeles Aqueduct, MWD imports, and local groundwater. LADWP’s published regional data puts the SFV average at approximately 147 mg/L hardness — hard water by standard classification. For water heaters that means calcium and magnesium gradually building up inside the tank and on the heating element over time.

The popping and rumbling sounds a tank makes when the burner fires are often the earliest sign of sediment accumulation. Regular flushing can help slow that buildup. For tankless units in Burbank’s water conditions, periodic descaling keeps the heat exchanger working efficiently.

Types of Water Heaters We Handle in Burbank

Tankless Water Heaters

Tankless units heat water on demand and don’t have a storage tank. In Burbank’s hard water environment, no storage tank means no scale accumulation in the most vulnerable spot. The heat exchanger still needs annual descaling, but tankless units last significantly longer than traditional tanks when properly maintained. We are factory-trained Noritz Tankless specialists and have been for over 20 years — Noritz is our go-to brand and we stock them on our trucks. Noritz tankless water heaters come with up to a 25-year warranty on some models. In most cases we can remove your old tank and install a new tankless unit the same day.

Gas Water Heaters

Gas heaters are fast, reliable, and work during power outages. The most common type we install across Burbank, which is well-served by SoCalGas. We install Bradford White gas units — American-made, contractor grade, with a full warranty — and handle all gas line sizing, seismic strapping, and permit work.

Electric Water Heaters

A solid option for homes without a gas line, condos, and ADUs. Easy to install and maintain. We stock the right sizes for Burbank’s range of housing types, from apartments to full single-family homes.

Heat Pump / Hybrid Heat Pump Water Heaters

Heat pump water heaters pull warmth from surrounding air rather than generating heat directly, using significantly less electricity than a standard electric tank. Burbank’s warm climate is a good fit. Works best with adequate airflow in a garage or utility space. Rebates come and go depending on available state funding — ask about current availability when you call.

Solar Water Heaters

Burbank gets consistent sunshine, and solar water heaters can deliver a strong return over time. Higher upfront cost; lower long-term operating costs. Requires a backup for cloudy days. We’ll assess your setup and usage to see if solar makes financial sense.

Commercial Water Heaters

High-capacity systems for Burbank’s restaurants, hotels, studios, and businesses throughout Los Angeles County. We handle sizing, installation, permitting, and 24/7 emergency response for commercial clients.

Traditional Tank Water Heaters

The classic setup: a large insulated tank that keeps water warm and ready. Most cost-effective upfront and the easiest to replace same-day. In Burbank’s hard water, annual flushing is not optional if you want the tank to reach its full lifespan.

Choosing the Right Water Heater for Your Burbank Home

The right water heater depends on how many people are in the home, what fuel is available, how much space you’re working with, and your budget. After 35+ years and 120,000 installs across California, we’re good at matching the right unit to the right home.

If you’re replacing a failed unit, we’ll size and install same-day. If you’re planning ahead or considering an upgrade to tankless, call us and we’ll walk through the options without any pressure.

Water Heater Replacement in Burbank

Most tank water heaters last 8 to 12 years. Water conditions, maintenance history, and the original installation quality all play a role in how long a unit lasts. Units that are serviced regularly tend to perform well across that range. In Burbank’s hard water, tanks that go years without a flush can start showing efficiency problems and noise well before the 10-year mark.

Here are signs it’s time to replace rather than repair:

  • Pooling or moisture around the base of the unit
  • Rusty or metallic-smelling hot water
  • Takes too long to get hot water, or hot water doesn’t last
  • Needs repairs more than once a year
  • Unit is 10 or more years old and losing efficiency

If you’re on the fence about repair vs. replace, call us. We’ll give you a straight answer, not a sales pitch.
